Of the 48 residential real estate trades with a sales price >10M in Hawaii throughout 2020, Hawaii Life brokered over 30% of the transactions. While 48 transactions is a relatively small data set, with such extraordinary limited inventory in this space, they provide context for market demand in various sub-sectors of Hawaii’s ultra-luxury residential real estate market. When evaluating notable sales and current listings that are the most relevant to [Client/Project] we elected to focus exclusively on ocean-front residential estates. Statewide, we believe the most relevant trade in terms of price and description is the record-breaking sale on the north shore of Kauai in 2018, listed at 70m and sold for 42m, in which both the buyer and seller were represented by Hawaii Life’s HL1 Division.

Our collective statewide market share is a major asset for our listing clients, especially as it allows us to listen to the market and to ascertain if/when key prospects are in play.
The breakdown of sales at or above $10M in 2020 was as follows:
Hawaii Island: The highest listing price in the state was $45 million in 2020. The beachfront Kūki‘o Resort property became the highest recorded sale in the state last year, with a price tag of $37 million. There were a total of five other Hawai‘i Island property sales with selling prices that exceeded $10 million in 2020. All of these were residential homes located in the highly desirable North Kona district of Hawai‘i Island. Hawai‘i Life represented the owner in the sale of their custom-designed Kūki‘o Resort property with coastline views that sold for $13.2 million in late June.
Oahu: There were a total of just five trades priced above $10 million in the O‘ahu market in 2020. These included three properties in the popular Kailua and Lanikai neighborhoods on the Windward Coast and two executive condominiums within Park Lane that sold above $10 million.
Maui: Six Maui properties closed above $10 million in 2020, for a total value of $98.9 million. Three of these top-tier estates were listed for sale by Hawai‘i Life. Their average sold price was $16.5 million. These six prime properties were spread evenly between Kapalua, Napili/Honokowai, and Wailea/Makena, with two sales in each of those three districts.
Kauai: An extraordinary North Shore estate property traded for $36.75 million in April—the highest-priced Hawai‘i property sale in 2020. Hawai‘i Life represented both the buyer and seller in the sale, which included three adjacent beachfront homes on the highly sought after Weke Road. The fourth quarter saw an impressive number of high-end sales on Kaua‘i. Six transactions closed above $10 million — including two sales in October and two additional transactions that closed in December.
